First, you want to make sure they have ample experience and are able to show you 3-4 roofs that they have done recently. Seeing their work and getting a few references will let you know what kind of reputation they have. Though most companies offer a 3-5 year warranty, it means nothing if the reputation of the contractor is not reliable. Next, make sure that it is an established company, they have a permanent address, telephone number, business license and proof of insurance (both general liability and worker’s comp). As you get a few bids on your building, keep in mind that the lowest bid does not always mean the best deal. Significantly lower prices could mean that a contractor is cutting corners with the quality of his workers or insurance liability. Lastly, after choosing a contractor to do your work, final payment should not be made until all work is complete according to terms of the written contract and your overall satisfaction.
